Walker House Retrofit and Expansion

Walker Books, a leading children¡¯s book publisher, has occupied Walker House in Vauxhall, South London, for nearly four decades. They decided it was time to update and expand their headquarters.

Working collaboratively with Gibson Thornley Architects and development manager Trigon, we¡¯re providing mechanical, electrical, and fire engineering design, acoustics consulting, and sustainability and energy strategy services. Targeting both BREEAM and NABERS accreditation, the scheme includes retention of the fa?ade and structure of 91, 93¨C95, and 97 Vauxhall Walk and the demolition and redevelopment of 83¨C89 Vauxhall Walk to create a larger five- to six-storey building.

In the early design stages, we primarily focused on improving the fabric of the building to increase energy efficiency while also designing a new heating, water, and ventilation strategy. We also recommended an energy-controlled system to enable users to understand how much energy is being consumed. Additionally, we provided whole-life carbon assessments to help determine the most commercial and carbon efficient design and material choices.

Our mechanical and electrical team advised on upgrading and modernising the services to meet the energy and sustainability targets. Meanwhile, our acoustics team conducted noise impact assessments for all the proposed structural and services work, supporting the planning application. We also delivered the fire strategy and a fire statement in accordance with the requirements of London Plan Policy D5.

Having secured planning approval in March 2025, the project is proceeding to the next phase of development. When complete, Walker House will include ground floor retail space, a new entrance, and caf¨¦. In line with Walker Books¡¯ sustainability goals, the project is predicted to have a whole-life carbon of approximately 580 kilograms of carbon dioxide per square metre (kgCO2/m2), well below the Greater London Authority threshold.
